Work on SL Green’s redevelopment of One Madison Avenue is ahead
of schedule, with 100 percent of structural demolition complete and structural
SL Green and its joint venture partners, the National Pension Service of Korea and Hines, secured the largest construction loan in New York last year with a $1.25 billion financing package to fund the work on the 1.4 million-square-foot, 27-floor office tower that will anchor Midtown South, commenced construction late last year.
The developers have re-assembled the team that delivered One
Vanderbilt Avenue to execute the project, including Hines, Kohn Pedersen Fox
and AECOM Tishman, to lead the four-year project that is expected to create
3,000 new construction jobs.
The team is building new 530,000 s/f tower with column-free floors above the existing and redeveloped nine-floor podium.
The newly-constructed tower will feature 32-35,000 s/f
floorplates. The 10th and 11th floors are specialty spaces featuring 22 ft. slab
heights with outdoor roof decks. There will also be multiple outdoor roof
terraces atop the building.
Amenities will include new retail space, an 800-person,
multi-purpose event space, 15,000 s/ artisanal food market, 9,000 s/f
club-style tenant lounge and full-service fitness center.
State-of-the-art wellness infrastructure will include the
first-time use in a multi-tenant office building of DOAS HVAC which employs
circulation of 100 percent outdoor, fresh-air thereby reducing employee sick
days and increasing productivity.
