Newmark has brokered a 9,512 s/f lease for Nimbus at 100 Willoughby Street in Brooklyn.
The lease signing marks the second location for the kitchen start-up company. Newmark was the sole broker on the transaction, with the firm’s Director Andrew Connolly representing the landlord while Director Michael Paster and Associate Jared Robins represented the tenant.
“We were happy to collaborate on both the landlord and tenant side of this transaction, thus ensuring a seamless workflow for both parties,” said Paster. “The pandemic has created a burgeoning market for food purveyors like Nimbus to grow in the city, and their new location offers them excellent access to a varied mix of potential new clients from its robust office, residential and retail sectors.
The new space marks an expansion for the brand in addition to their initial space on the Lower East Side. The launch of this location offers the company 130 feet of frontage along Bridge Street and enables them to expand their delivery footprint in a capital-efficient way. Nimbus builds and operates flexible commercial kitchens that are optimized for off-premise dining and community enhancement. Nimbus provides a combination of professional-grade production kitchens and thoughtfully designed community areas. The kitchen concept will also feature a consumer facing aspect that will be open to the public.
“We look forward to opening the Nimbus flagship location in Downtown Brooklyn. The office, retail, and residential density make it an efficient hub for delivery operations, while the heavy foot traffic allows us to activate our retail space for in-store pick-up, dining, and events. The property’s Opportunity Zone status also allows us to maximize our impact in the neighborhood while maintaining our qualification as a QOZ Business,” said Camilla Opperman, Co-Founder and CEO of Nimbus. “We’re excited to bring a variety of new food concepts to the neighborhood, ranging from some of New York City’s most beloved brands to nascent start-up concepts to national QSR chains.”
100 Willoughby Street features high ceilings and on-site parking and is in Brooklyn’s largest office area with a substantial daytime population. The asset is in the heart of the third-largest central business district, only behind Midtown and Lower Manhattan. Notable area retailers include Trader Joe’s, Alamo Drafthouse, CAMP, Lululemon, CAVA, Casper, Circa Brewing, Dekalb Food Hall, McNally Jackson, Fulton Mall, MetroTech Center, and Shake Shack.
