The Rudin Family, one of New York City’s largest private owners, operators and developers of real estate, announced today that it has launched a multi-million dollar building-wide capital improvement program for 3 Times Square, a project that will transform and reposition the 30-story Midtown office tower into a 21st century workplace destination.
3 Times Square offers floorplates ranging from 28,000 to 35,000 s/f, and a total of 885,000 s/f available. The tower offers a private lobby reception lounge, private outdoor terraces on select floors, and top of building and marquee exterior signage.
As part of the capital improvement program, Rudin has engaged FXCollaborative – the firm that designed the original building in 2001 – to create a new, glass-walled triple-height lobby.
The ground floor exterior will feature a sculptural façade screen designed to diffuse the light of Times Square. The interior space will include streamlined, touchless entry and fully renovated destination dispatch elevator system. The building is also equipped with a High Efficiency Particulate Air (HEPA) filtration system with a Minimum Efficiency Reporting Value (MERV) rating of 15.
In addition, Rudin and FXCollaborative are planning a dedicated amenity space on the 16th floor that will be available to building tenants. The space will include a spacious dining area and lounge overlooking Times Square, a coffee bar, a conference and event center that can host up to 220 participants, and a state-of-the-art fitness center with locker rooms.

Rudin has retained a team from Cushman & Wakefield, led by John Cefaly, Lou D’Avanzo, Ron Lo Russo, Paige Engeldrum and Lauren Hale, to act as exclusive leasing agent for the reimagined skyscraper.
Opened in 2001, 3 Times Square was originally constructed as the North American headquarters of Reuters Group PLC. The property features a state-of-the-art telecommunications system and offers multiple internet service providers. It also features a one-of-a-kind spire that serves as a communications antenna, as well as one of the largest and most visible screen signs in all of Midtown. The building is registered with the U.S. Green Building Council and is seeking Leadership in Energy and Environmental Design (LEED) certification.
3 Times Square also features Nantum OS building operating system. Nantum OS is the flagship product of Prescriptive Data, a privately held smart building automation company focused on using artificial intelligence to optimize tenant comfort and decrease carbon emissions.
Tenants of 3 Times Square will also have access to Nantum’s mobile tenant app, allowing each tenant to receive building notifications, access the building via their mobile device, view elevator wait times, and more.
Thomson Reuters is the Rudin Family’s joint venture partner for 3 Times Square.
