Music accessories manufacturer J. D’Addario & Company has signed a 10-year lease for 3,650 s/f of prebuilt office space at the Pioneer Building, the mixed-use property at 41 Flatbush Avenue.
Located in the heart of the BAM Cultural District, close to Barclays Center in Downtown Brooklyn, the building has become a center for creative, entertainment, and technology companies, including Gimlet Media/Spotify, Blick Art Materials, Blue State Digital, and Apple.
“D’Addario builds on recent lease successes over the last few months at the building,” said Tim Quinlan, Managing Principal of Quinlan Development Group one of the property’s owners. “It is a testament to the many attributes of Pioneer and its desirability in the market. We are honored to welcome D’Addario as our newest tenant.”
Representing the landlord were Joe Cirone, Ron Lo Russo, Remy Liebersohn, and Anthony Cugini of Cushman & Wakefield. The tenant, which will be relocating from its Crown Heights office in spring 2021, was represented by Jackson O’Neill and Chris Havens of TerraCRG. The asking rent was in the mid-$50s.
Quinlan Development Group purchased the Pioneer Building with Building and Land Technology (BLT) in late 2015 and implemented a $35 million capital improvements program. The 10-story, 270,000 s/f former warehouse was converted into a Class-A office building with approximately 23,000 s/f of retail space.
