Law firm renews 17,000 s/f lease at Rudin’s 80 Pine

Rudin Management Company announced that law firm Freehill Hogan & Mahar LLP has signed an 11-year, 17,333 s/f lease renewal at 80 Pine Street, a 1.2-million-square-foot office tower that occupies the full block between Pearl and Water Streets in Lower Manhattan.

Freehill Hogan & Mahar has an internationally recognized maritime law practice, represents clients in the shipping, insurance, transportation and food & beverage industries, and has been a tenant at 80 Pine Street for nearly three decades. The firm will continue to occupy a portion of the 24th floor and the entire 25th floor of the building.

This transaction marks the third long-term lease signing at 80 Pine Street this year. Rudin has also completed a 14,752 s/f new lease for Lactalis American Group Inc. on the 35th floor, as well as a 13,656 s/f deal with law firm Elefterakis, Elefterakis & Panek (EEP) on the entire 38th floor.

The deal also coincides with the completion of the first phase of Rudin’s capital improvement program at the building, which included the renovation of the building’s ground floor entrances and lobby. Designed by Fogarty Finger Architecture, the lobby features white terrazzo flooring, white oak paneled walls, energy efficient LED lighting and new elevator cabs.

The next phase of the building’s capital program includes construction of a dedicated interconnected indoor and outdoor amenity center on the 22nd and 23rd floors. The renovation program also emphasizes occupant health and wellness measures, including touch-free access points and advanced air filtration technology.

Howard Nottingham and Allyson Bowen of Savills represented Freehill Hogan & Mahar LLP in negotiations, while Kevin Daly, Vice President of Commercial Leasing at Rudin, represented building ownership in-house.

Rudin recently retained a team from JLL, led by Frank Doyle, Alexander Chudnoff, Peter Riguardi, John Wheeler, Eliza Akers and Kyle Young, to assist in its effort to market and lease the building to prospective tenants.

Contiguous floorplates of up to 60,000 square feet are available in the building, offering large tenants the opportunity to brand and outfit an entire headquarters space. Private terraces are available on select office floors.
