CBRE announced that True, the fastest-growing global platform of talent management products and services, is expanding its footprint with a New York presence at Cove Property Group’s Hudson Commons located at 441 Ninth Avenue on the West Side.
The company inked a 17,629 s/f office lease for the entirety of the 16th floor at the 25-story 700,000 sq. ft. building. In addition to the interior premises, featuring a 14 ft. slab height and efficient nearly column-free space, True has exclusive use of an adjacent 1,199 s/f outdoor terrace with views of both Midtown and Downtown Manhattan.
Stephen Siegel, Evan Haskell, James Ackerson, Paul Haskin and Benjamin Joseph of CBRE represented the landlord, a joint venture between Cove and The Baupost Group, in lease negotiations. Deb van der Heyden, Paul Ferraro and Matt Livingston of JLL represented True.
“True recognized the value that a modern and amenity-rich office space can have on its culture, and the team was drawn to Hudson Commons given its dynamic and accessible location along with its ability to provide private outdoor space for True’s employees and guests,” said Haskell. “Hudson Commons gives them the space and the environment to continue to accelerate their company’s growth.”
“We will be proud to welcome investors, clients and our employees to this beautiful, modern space,” said Brad Stadler, co-CEO and True founder. “The promise and transformation happening in this part of New York City mirrors our firm’s rapid growth. We’re thrilled to have a home at Hudson Commons and in New York – one of the great global and financial capitals of the world.”
Hudson Commons is an adaptive reuse project integrating an eight-story former warehouse building that was renovated into modern Class-A office space with 17-stories of newly constructed office space added to the existing structure. The overbuild project and building renovations were completed in 2019.
Located at the gateway to Hudson Yards, the building is adjacent to Penn Station and Moynihan Station. Tenants have access to amenities including a tenant lounge, conference center, a bike room and on-site parking. The building is certified LEED Platinum for Core and Shell, one of only four buildings in Manhattan to receive such a designation. Only 30 percent of the building remains available for leasing and all such space is new construction with most spaces boasting private outdoor space.
“The building’s location at the nexus of Hudson Yards and Penn Station makes it ideal for companies looking to situate themselves in close proximity to abundant pools of talent, locally and regionally,” said Colin Sullivan, Vice President at Cove. “Furthermore, as we emerge from the pandemic, we are seeing tenants double down on centrally located, modern and healthy workspace that promotes safety, well being and productivity. We are excited for the incredible team at True to join the diverse slate of tenants that already enjoy the benefits of calling Hudson Commons home.”
True is headquartered in Haddonfield, New Jersey. Founded in 2012, True was recognized by Hunt Scanlon as the seventh largest executive search firm in North America and the fastest organically growing firm in 2020. Additionally, True earned the distinction as one of Inc. Magazine’s Best Workplaces 2021.
