Gerry Nocera’s Resolution Real Estate Partners has kicked off a new leasing campaign to fill the 700,000 s/f former McGraw Hill building at 330 West 42nd Street in Midtown.
The firm was retained by owner Deco Tower Associates to
reposition the landmark tower following the departure of the United Healthcare
MdeAS Architects headed a $120 million redevelopment team that has transformed the 35-story building for a post-pandemic office world.
It now features three floors of amenity space, with the rest
of the building sectioned into low-rise, mid-rise, and high-rise floors with
varying office layouts and outdoor terraces. The entire building’s HVAC system
has been replaced, improving indoor air quality and thermal control.
The office space itself retains much of the building’s
sturdy industrial quality, with broad exposed steel beams throughout. Its
ceiling heights range from 12 to 15 feet and individual floor plates span from
20,000 to more than 30,000 s/f. All office floors feature all new, fully
operable 7- to 12 ft. high windows.
The building also includes a host of tenant amenities, including lounges, conference rooms, a wellness center and nine outdoor landscaped terraces comprising 20,000 s/f. The lobby has been fully modernized and now blends the ground, second and lower level floors with a 35 ft. atrium, lounge and conference centers, as well as double height green and event spaces for tenants with an adjoining pre-function area.
“This is really a story of taking what once was the
preeminent office tower of its time and lifting it back to its original lofty
stature,” said Nocera, managing partner, Resolution Real Estate Partners.
A Newmark team led by Brian Waterman and Scott Klau is handling leasing.
Originally built in 1931 by famed architect Raymond Hood and once home to McGraw-Hill Publishing Company and Marvel Comics, 330 West 42nd Street became a National Historic Landmark in 1989.
