Tishman Speyer and Irvine Company announced a 15-year, 145,000 s/f lease with BDO USA, LLP, one of the nation’s leading accounting and advisory firms, at 200 Park Avenue, the 58-story Midtown Manhattan office tower.
Beginning January 2024, BDO USA will relocate and combine its three Manhattan offices to occupy three entire floors of 200 Park. BDO will also occupy a dedicated portion of the lobby of the 3.1 million square foot office tower.
200 Park Avenue is undergoing a complete transformation to create a welcoming, hospitality-inspired environment to meet the needs of a modern workforce. Working with MdeAS Architects, the ownership team has restored the two-level, 50,000 s/f lobby to its original grandeur while also creating a more inviting space for those who visit and work in the building. A recently completed visitor reception lounge features white oak floors, comfortable seating areas, soft music and a view to a newly-landscaped entrance.
The project strengthens the building’s physical connection to Grand Central Terminal by reconstituting its original passageway between the transit hub and 45th Street. Tishman Speyer also returned a meticulous replica of the lobby’s signature Josef Albers mural “Manhattan.”
In addition to the newly-renovated lobby and public spaces, 200 Park features a childcare facility and a suite of health and wellness and other hospitality-inspired amenities operated by Tishman Speyer’s Zo. 200 Park workers and visitors also benefit from an array of dining, shopping and mass transit options at the base of the building and in the immediate vicinity.

Tishman Speyer and Irvine Company were represented in-house by Tishman Speyer’s Gus Field and Megan Sheehan. Mitti Liebersohn, President and Managing Director of Avison Young’s New York City office, and Mark Robbins, a Principal in the firm’s Chicago office, along with New York-based Principal Keith Caggiano, Chicago-based Principal Jeff Lindenmeyer and New York-based Senior Director Jeff Burger represented BDO USA throughout the process.

Perched atop Park Avenue and easily visible from the South and North, 200 Park Avenue was designed by Emery Roth & Sons, Pietro Belluschi and Walter Gropius in the International style. Opened in 1963 as the Pan Am Building and now commonly known as the MetLife Building, Tishman Speyer and Irvine Company acquired the tower in 2005.
